Welcome to H&B Specialties. These Terms and Conditions govern your use of our website, H&BSpecialties.com, and your booking of any short-term rental property listed on our site.

By accessing or using our website, or by making a reservation, you agree to be bound by these Terms. If you do not agree, please do not use our services.

1. Booking & Payment

  • All reservations must be made through our website or an approved booking platform.

  • A valid payment method is required at the time of booking.

  • Full payment or a deposit may be required depending on the property and booking terms.

  • Prices and availability are subject to change until your booking is confirmed.

2. Cancellation Policy

  • Our standard cancellation policy allows for a full refund if canceled 30 days prior to check-in, or within 24 hours of purchase if purchase was made sooner than 30 days prior to check-in. Partial refund is offered if canceled 15 days prior to check-in. 

  • No-shows or late cancellations may result in a full charge.

  • Some properties may have unique cancellation terms, which will be outlined at the time of booking.

3. Check-In & Check-Out

  • Check-in time is subject to change based on the property. Typical time will be as follows:

  • Check-in 1300 ; check-out 0900.

  • Early check-ins or late check-outs may be available upon request and are subject to availability and additional charges.

4. Guest Responsibilities

By booking a stay, you agree to:

  • Treat the property with care and respect

  • Follow all house rules provided at check-in or listed in the property description

  • Be responsible for any damages caused by you or your guests during your stay

  • Do not exceed the maximum number of guests allowed

We reserve the right to terminate your stay without refund if the rules are violated.

5. Use of the Website

You agree not to:

  • Use the site for any unlawful or unauthorized purpose

  • Attempt to interfere with the functionality or security of the site

  • Use automated tools (such as bots or scrapers) without permission

6. Limitation of Liability

We strive to provide accurate, up-to-date information, but we are not liable for:

  • Errors or omissions on the site

  • Damages or losses resulting from your stay, unless due to gross negligence

  • Changes in property availability due to unforeseen circumstances

7. Privacy

Your use of our services is also governed by our Privacy Policy. Please review it for information on how we collect, use, and protect your data.

8. Changes to These Terms

We may update these Terms from time to time. When we do, we’ll revise the “Last Updated” date. Your continued use of the site or services after changes are posted means you accept those changes.

9. Governing Law

These Terms shall be governed by the laws of the state where the property resides, without regard to its conflict of laws principles.
